For anyone who has tried to deal with selling a house with sitting tenants, you will know just how difficult it can be. You will often find in this situation that the only people who will be remotely interested in purchasing the house will be individual developers or investors, but you will find that the prices that they offer are well below market value because they know that they cannot control the tenant, and usually they cannot adjust the level of rent paid either, until the tenant decides to leave, or eventually dies.
It is a very awkward situation but one which unfortunately occurs fairly often. The fact is, having sitting tenants can be a nightmare when it comes to trying to sell, but luckily there are some companies who are willing to purchase properties with sitting tenants and in actual fact actively seek out this sort of purchase. The benefits of this for some companies is that they know that it will one day become a great investment for them. Once the tenant finally leaves they are in control of the house, and as a large company, they are in the position of being able to wait. This frees up the cash for the previous owners, and allows them to move on with their life. The companies who are able to carry out this sort of transaction of course have to allow the tenant to stay for as long as they like, and nothing will change for the tenant at all which sometimes offers peace of mind for the seller.
